Roots of the Financial Crisis

News about the financial crisis remains in the forefront of media coverage. I try not to listen to the reports every day. It frightens and angers me at the same time.
And yet…
I need and want to stay informed for professional and personal reasons.
Instead of watching and listening to televised coverage, which has inherent biases; I prefer academic explanations. Perhaps I’m fooling myself by thinking neutral tones is an indication of neutral viewpoints.
This morning I watched a video presentation of American Enterprise Institute’s Peter Wallison.
What I find most disconcerting is the well rounded explanations of events leading to the problem do not offer well rounded suggestions for moving out of the problem.
And…
The more I read about how the Fed did not get value for the $1.2 trillion it has purchased in “assets” since October, the more apprehensive I become.
My real estate friends and I have been brushing up on financing options prevalent in the early-1980s:

- Promissory Notes
- Lease Options

Real Estate Investors Stop Paying for Foreclosure Data

During the last twelve months the number of available foreclosure deals in the Atlanta area has skyrocketed. Real estate investors are like children in a toy store when they read the Atlanta foreclosure reports.
While real estate investing has long been an Atlanta tradition the recent boon in the number of foreclosures has created so many steals and deals that new investors and seasoned investors alike are clamoring to get their hands on the most recent foreclosure reports.
There are so many services which offer to provide foreclosure data that the first time investor may be easily confused as to whether they are receiving the best information with the best deals for their goals.
I recently attended a seminar where the presenter displayed multiple pages of foreclosure deals all from the Atlanta area and offered to sell the reports, weekly, to each of the members of the audience.
When asked if they had any specific information about any of the foreclosed properties he said, “You need to contact a professional real estate agent for detailed and specific information.”
It did not take me long to decide if I had to contact a professional real estate agent for Atlanta foreclosure information – why not just deal directly with a knowledgeable agent from the beginning?
Of course that’s my two cents, I welcome yours.
Begin a New Path Into Real Estate Investing

Because of my position in the Atlanta real estate market I am asked almost daily,
“Is this a good time to begin a new path into real estate investing?”
Knowing that the answer is a little subjective I like to ask a few questions.
First, I like to know why the person asking is interested in real estate investing.
Then, I like to know if they are familiar with any types of real estate investment strategies and which ones most interest them. The answers are all over the place.
For first time real estate investors, especially in the Atlanta metropolitan area,
I really like to make sure they understand the opportunity all investors are presented with today.

Because investing in Atlanta foreclosures is different than “buying a home” I find my real estate investment clients are much more likely to succeed if they have someone show them how to find Atlanta foreclosure deals and how to properly make an offer.
Before anyone jumps into real estate investing I encourage them to examine the deals available in foreclosures in the Atlanta area.
